I empathize with others going through the same process and I know, firsthand, how important it is to be informed before making a huge investment. My goal may have started out to ensure that I bought a safe house for my family, but now my goal is to provide you with the same effort and knowledge that I would have provided for my family. General Home Inspection The General Home Inspection is a non-invasive, visual examination of accessible areas of a property which include: the roof, exterior, basement, foundation, crawlspace, structure, heating, cooling, plumbing, electrical, fireplace, attic, insulation & ventilation, doors, windows & interior. A Wood Destroying Organisms Inspection is free with your General Home Inspection. The general home inspection is based on the observations made on the date of the inspection and not a prediction of future conditions. Mold Inspection Most of us spend much of our time indoors. The air that we breathe in our homes can put us at risk for health problems. Some pollutants can be chemicals, gases, and living organisms like mold. This service includes a visual examination of the home, humidity checks, use of a moisture meter, two indoor air samples, one outdoor air sample, and 2 indoor swabs of visible growth. The outdoor air sample is used as a baseline reading and the indoor swabs can be used to verify if the visual mold is the same as the airborne mold (identified by the air samples). Additional air samples or swab tests of an area where mold is suspected can be purchased on day of the home inspection. Radon Gas Testing When you breathe in radon, radioactive particles from radon gas can get trapped in your lungs. Over time, these radioactive particles increase the risk of lung cancer. It may take years before health problems appear. The higher the concentration of radon in your home, the greater your risk of developing lung cancer. If you smoke, your risk of lung cancer increases. This is a 48 hour test where a radon device is left at the property. 12 hours prior to the Radon Gas Test doors and windows need to be closed. Opening the doors to enter or exit the property is okay. Wood Destroying Organisms (Pests) Inspection A Wood Destroying Organisms Inspection is free with your General Home Inspection. There are a variety of wood destroying organisms that can destroy the structure of your home from inside out. This is a visual examination of the home that can save you hundreds of dollars that would otherwise have gone to structural repairs and extermination. Water Analysis Lab Test (meets FHA requirements) You use your home's water everyday for things like showering, scrubbing dishes, cleaning vegetables or washing clothes. There may be contaminants, pollutants and bacteria in your home's water supply. Testing ensures that the home's water is potable and safe for everyday use. Drone Use In order to help inspect your roof better, every inspection will consist of using a drone to view your roof at no additional charge.
